$170K is no longer enough to buy a house in a decent school zone in Orange or Seminole county.  There are 900 people moving to Florida every single day, many with deep pockets from New York. 

You will see a strong relationship here between school ratings, crime, and rents... basically people want to be in the best school zones they can afford. Kissimmee is pretty rough, at least in your price range. Davenport is far out (lower rents). Dr Phillip is one of the most expensive. 

I suggest investing in the midwest USA, like Indianapolis, Indiana. Orlando is in a housing boom right now and rental returns are very thin. The investors I know that live here buy outside the area. If you really really want to be here, look into condos, but be warned the cash flow is going to be less than a single family home.

Why not invest in Switzerland?

Rent a heavy duty 8-hour ozone machine. Keep all kitchen cabinets and doors open. Run HVAC fan the whole time. Replace the blinds... large surface holds dust and odor easily. Steam clean or replace carpets. If all else fails hire a Vaportek licensed professional... they use a can or machine to flood the apartment with odor eliminator and essential oils. Like ozone, you can’t enter the apartment during treatment, and it will take a few days to make the apartment livable (too strong at first)... but when it’s done the place will smell as good as a flower shop. Trust me I know! Don’t forget to change the AC / Furnace filter :)

I bought a property in FL 2004 with no money down and $300 negative cash flow cause of the 2nd mortgage & PMI (private mortgage insurance typically required for a 2nd mortgage). Don't do what I did!
