@Emilio Shah Hi there! I am a rookie too since I haven't had my own STR yet. I started my search by picking areas where I would choose to go for a vacation. Towns, Cities, or neighborhoods near theme parks or mountains to snowboard on. I love theme parks and snowboarding is a thrill!

However, since my price range is on the lower end, my ability to purchase doesn't really give me many options. As a result, I expanded my search by looking into places that people mention in the forums. You'll hear about the Smokys, Branson, Orlando, and several others spots. I looked into each area to find out what those locations have to offer, the prices of the homes there, and airdna for occupancy rates on the homes that are currently available. In the end, I decided on Branson because it offered the most for my buck (assumed amount). However, I may have to connect with @Lyndsay Zwirlein since there is a possibility that I may just qualify for more. What brought you to decide on Branson?

Thank you very much!  Definitely reading through everything and absorbing as much as I can.  When you mention "the greater Branson" area, are you referring the outer ends of the area?

If it's in my price range, I would definitely shoot for a SFH.  If not, a condo will do as well.  I'm looking to just get my feet in the water! =) I just hope that most condominiums or associations are open to STR properties.  Any recommendations?

Just started here on BiggerPockets! I listened to several podcasts and read through many posts, and I've finally decided to jump forward on this new adventure! I love how everyone on here is encouraging and it has motivated me with a drive to start the next chapter in my life! I've even invested in a couple of books referred - "Short Term Rental, Long Term Wealth - Avery Carl" and "The BRRRR Rental Property Investment Strategy - David Greene".

For my very first investment, I've decided to pursue an STR in Branson, MO. I've looked through all sorts of locations with the assumption that my budget is $260,000 (through an investor's conventional loan), and it seems like this area would be a great place to start.  I plan to sell my rental property (that costs me every month) and purchase a rental property (that generates net revenue) through a 1031 exchange.  I have so many questions and any piece of advice would be greatly appreciated!

Any STR-savvy investor-friendly realtor recommendations in Branson? Any STR Property Manager recommendations? Where should I look in regards to the STR laws in Branson? Is AirDNA the best place to run potential numbers? What is the ideal Cap Rate I should be shooting for?
