This is all so helpful! I am currently furnishing and stocking the house. Hoping to have it ready by mid-December. Any and all advice is sincerely appreciated.

I'm about to close on a property that will be my first vacation rental, so I'm starting from scratch. I'd really appreciate some advice about how to get started when I get the keys. One of the first things I think I should do is decide how my guests will get into the property and what sort of security features it will have. I've been looking at Lynx today and can't find anything about pricing. Seems like automating check-in would be smart. Does anyone have advice or recommendations about how to use technology inexpensively to automate and protect my investment and give guests a great experience? I'd love to get the place ready to rent by December. TIA

Thank you Aaron! This was very helpful. Now I know that there is another short-term rental on the block face. It's frustrating because there really aren't that many in the area, but there happens to be one our our block! There are a lot of multi-family buildings on the street, but I don't know if mine will fit within the 12.5% cap. I guess I'll have to apply and see. Until then, I suppose I should get the landlord policy and switch it to short-term if I can get the permit.

I'm purchasing a duplex property with the intention of doing short term vacation rentals and/or corporate. Closing on the 30th. My dilemma is the approval process. San Antonio has 12.5% block face limit. I'm not aware of any short term properties just looking at different websites, but how can you really know? I'm not getting much feedback from the government office in charge. It seems I need ownership and insurance before I can get the permit. Insurance is completely different for short term vs long term, so I don't want to get a short term policy if I don't have a permit. Furnishing the place is another issue. It's a lot of work, but I can't plan too much before I have a permit. Anyone else run into this issue?
