@Yoann Dorat my main goal is to source myself and use wholesalers to supplement. I am GREAT at cold calling and establishing report with sellers. Thanks. I will focus on this moving forward and not stress as much about establishing relationships with wholesalers.... We are one month in and closed on one property and are pending close on a second. The second is a lady's house that I helped her save from foreclosure back in 2017 now she's ready to sell and she called ME.

Does the cold call list differ if it is an individual and not a business?

I discussed set up with my CPA and filed the LLC myself using legal zoom, it was a quick and easy process. Though again, I did consult a CPA prior to setup.

Yes you can, here are a couple of links with reviews from a consumer standpoint on how that works, I have never used the services myself but I have looked into it before.

So what did you do to weed through them and find the good ones? Meetups? Calling random bandit signs advertising we buy houses? FB hasn't really been a good source, I don't think good wholesalers need FB to close a deal when I wholesaled my deals never made it to Facebook. I had select buyers that I shopped to first and they were gone........

I used to wholesale, on a bootstrap budget, did well mostly focused direct to seller on pre-foreclosures. Now that I'm jumping back into real-estate and I'm buying not wholesaling I thought well 'this is going to be easy street' I have funds a budget for marketing I don't have to spend hours skip tracing and cold calling (not that I'm opposed to it, I was pretty good at it). I want the BP communities opinion on networking for relationships directly with wholesalers (ones that have not lost their minds on valuation/rehab costs etc). I can still source directly on my own but I've thrown my info out there a few times already to supposed wholesalers only to be spammed with deals that are CRAZY. No meat on the bone and unrealistic ARV's/rehab costs.

When I wholesaled I was always honest with my buyers about how much I had the contract for because what I was selling it to them for was still more than reasonable and they were NEVER unhappy. Even made 25k on a wholesale contract and the buyer was happy as hell because it was still an awesome spread (unicorn deal). I have the expectation that I want to be treated as a buyer how I treated my buyers when I used to wholesale and I'm not really seeing that happen so far. So new to being an actual buyer, but not new to real estate looking for recommendations on establishing some of these relationships with some NO BS people who are honest and fair like I was when I was doing it. To supplement while I still focus on direct sellers.

Thanks for the response! I have a walkthrough on Sunday with a contractor coming as well! I reached out to a few title companies but I have to do an affidavit of heirship, does the title company assist with that or should I involve an attorney? I do have a real estate attorney that I can utilize. Yes it is off market, pre-foreclosure.

OK I have my first deal under contract. It happened faster than I was expecting and I feel that I'm not quite ready. I have this piece of paper signed and I have the money to close, I have not created a network, title company relationship or anything yet. Just have a this contract. Weird place to be this fast. Not unhappy just want to be crossing all my t's and dotting all my i's you know?

ARV is about 129k and I have it under contract for 50k. Needs a new roof and cosmetic on the interior so I think I did good but it's still in the Mom's name and she has passed away. Next steps for me, or just take it to a real estate attorney or title company and let them navigate me through this?

Hi everyone,

I have been out of the wholesaling game for a couple years and in that time had the best and worst job I've ever had. Best, because I loved the JOB worst because the owner I worked for was a total narcissist. I walked out several weeks ago and have been prepping to jump back into real-estate. Randomly the owner called me with a business idea. He wants me to be the project manager with a couple commercial properties he's developing because he does not have the time to communicate with the architect, engineer, someone helping with the zoning that has connections to city council and the land development commission. I hesitate to work for the man again but the people that I would be making connections with would be amazing resources and great connections to have. 

He also wants to source some residential to buy and hold as well as flip. He'd like me to source the properties. He asked me to present him with a pay plan for commission by scenario.  Even offered me part ownership in the ones he decides to hold. ANY advise on how to structure this and protect myself would be much appreciated.
