We decided not to go through a property management for our SF rental. Where am I able to get reasonably priced or free rental agreement and application paperwork.

What are the typical deposit, pet fee and non-refundable fees. We will be renting the house out at $1800/month. I was thinking 1st and last months rent up front. Background check fee, $250 non refundable fee and a non refundable $250 pet fee. $4100 just seems like a lot for a renter to bring to the table.

Also, any recommendations on background check websites?

Hi, I'm new to the BP and owning a rental. I have a SFH with grass in the front and backyard. We currently pay $110 a month for lawn maintenance (every other week), but I'm considering removing the grass and putting rock in the front and paving the backyard. $1,300 a year just seems really high to have as the long term. It's in Tempe, AZ so rock is common landscape here.

I was wondering if anyone had an opinion or experience in changing grass to rock and if that’s still marketable to renters. I have not done a price analysis on how much the conversion would cost but assuming the feedback is to drop the grass, that’ll be my next step.
