Yes, sometimes everything goes wrong in the beginning. We’re finishing up a rental today and yesterday I couldn’t get the backdoor open! We had to take of the doorknob and replace a part.

Is your rental near you? Are there other people you can ask about your PM? You can always get a second opinion on the air conditioner. Have you asked in the forums here for local service providers?

That’s an interesting one. I’m wondering how the drug use works with the fair housing/disability issue. Thankfully, I’m in a super small town and don’t have as prolific of issues. Thanks for sharing. This will come in handy if I decide to invest in bigger markets.

I think being so close to Norman and college kids, house hacking should be an easy get in that area.

Just curious how many people include (as the landlord) a lease guaranty agreement when preparing a lease for a single family home. What are the pros/cons? And what might merit you including it verses leaving it out entirely?

What’s the most unusual item you always include in your single family home lease?

Just wanted to know where to look to confirm the exact "rules/laws" regarding evictions during this time (coronavirus). Is it federal or regulated by state? I'm looking specifically at Oklahoma. I think the earliest I could evict would be June first, so I wanted to get the ball rolling now so it could happen by then.
