Thanks for this as we are in the process of trying to find a handyman to work on our rental property.  Will use this as a reference when speaking to handy-person going forward so that we get the right one.

We closed on our 1st rental property yesterday and already have an issue.  It is a 2 family house with a 3:1 and a 2:1.  The tenant in 2:1 asked us during our final walk-through of the property if her son and his girlfriend can stay at the property for a few days next month.  We thought the question was odd so we did a follow-up with the seller.  In speaking with the seller, he mentioned that he had previously banned the son from the property.  He caused damage to the property, had late-night parties, caused issues with the other tenants, and had moved in with his mom.  The son's behavior was a cause for concern with the other family in the 3:1.    We spoke with the tenant today and told her that for the safety of everyone on the property, her son and his girlfriend cannot be staying there for 4 days.  Found out her mom lived about 1 mile away but the son does not get along with the males in that home so he is not welcomed there.  Can we legally ban him from staying at the property???

Hello BP family - long story short. Hired a contractor in November 2020 to do a renovation job on our property - it is a multi-family so we have been house hacking. It is a 1 bedroom apartment. Per the contract, the job was going to take 2 weeks. The job was to redo the floors, redo the bathroom (convert tub to shower, install new fixtures, new toilet), redo the kitchen, and put in new doors. The job was going along smoothly then they stopped abruptly. We have paid for the project. When we finally got them on the phone, got told that they are waiting for a PPP loan and not sure what that got to do with my project. PPP loan was supposedly funded back in February 2021 but has yet to hit their account. It is now March 2021 and our project is not complete. What action can I take from a legal standpoint? I have text messages and emails showing all of this and the promises that have to be met. Our contract is still binding. Do I need to fire them first before hiring a new contractor? How would I do that? Trying to see what all our options are before we move forward to get this project done. On top of that, we are getting inquiries on the property so not only are we out the money we have paid them, but we are now losing rental income for not have a livable place. Any advice would be greatly appreciated. We are in NYC.

Hi BP community - I am getting ready to do some renovations on my property that will cost about 25k. I have cash on hand that will cover the renovations and I also have a HELOC. I am stuff on trying figure out should I use the HELOC or my cash reserves to do the renovations with. I am not a tax expert so trying to see what the tax benefits pros/cons would be with either HELOC or cash. Help turn on the light so I can walk out of the darkness....

Great advice fam!  I will definitely be making some changes as I too feel like it isn't right, even if it is legal.

I am not against having a buyer's agent.  Just looking for some advice on having a dual agent and for anyone that did use one, how did you make sure that you got the best deal for your property.

Can someone provide some advice on using the seller's agent?  We found a property that we would like to put an in offer in for but it's also the seller agent.  We do like her however we want to make sure that we will be getting the best deal for us.  Did anyone have this before and how did you overcome it?  Thanks fam...

My partner and I have been looking to get a rental property in Orange County NY (Port Jervis or Highland Falls areas.  We have seen several properities that we like and the price is within our price range - 250k.  Being that this will be our first rental property, we don't want to spend a great deal out the gate.  We are looking at multi-family places.  We believe both areas to be good rental areas.  Many homes in the Port Jervis area are older homes.  We are new to this and just want to know if anyone can give us some advice on what to look out for and how can we tell if an area is a good location to invest in?
