What made you interested in investing in this type of deal?

This deal was aquired when trying to please my ex wife. Now it's to be sold and equity put towards building multifamily properties in Texas.

How did you find this deal and how did you negotiate it?

I found this deal via realtor.com and had an excellent realtor to negotiate solid terms.

How did you finance this deal?

I financed this property using a VA loan

How did you add value to the deal?

Paying contractors to make minor repairs, and the market appreciating over the past year.

What was the outcome?

I managed to purchase the home with no money out of pocket apart for EMD, and walked away with 1200 at closing. In a year the market value made this home go from 175k in value to 237k and is selling for 230k

Lessons learned? Challenges?

Never purchase a property to please a spouse. My original plan was to purchase a quads in Texas using my VA loan, but didn't stick with my gut instinct and missed out on great deals.

Hey brother. First (if you haven't done so yet) I'd suggest deciding on a timeline in which you'd like to accomplish this by. That info would help decide which strategy would work best for you.

Networking is definitely a great way to gain access, but there are also great tools out there for similar results such as Propstream. (Disclaimer: I'm not affiliated with them, but use them along with similar software in my business.)

I'm wanting to use a VA loan for the construction of a quadruplex to use 3 of the 4 units as rentals for college kids in my market and/or short term rentals. I found a contractor with experience in multi family new construction, however I'm needing blueprints in order to get an accurate estimate required for the loan. In my research, I've learned that sites exist that offer reasonably priced blueprints (under $5k).

Does anyone have any recommendations for blueprint sites and/or architects that offer plans in that price range?
