I agree with the posts above. Pittsburgh is like its own little melting pot of diversity and the housing markets here reflect that. It can definitely be beneficial to get a pre-approval or figure out your financing options and buying power, as well as analyzing the different markets; but without understanding your strategies and goals they will always just be numbers. There are tons of options out there so finding the deal will not be an issue. Take some time to understand what you are looking for and what you want to achieve, and then investigate the numbers to zone your outline into a more precise plan. Good luck with your search!

I like the "Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – and they often select the first PMC they call" outlook. I am a licensed agent working with investors active in the Pittsburgh markets. I hear a lot of property management horror stories amongst local investors and even worse for OOS investors. Does anyone work with investors out of state who use property management services and how do you recommend they go about vetting these services? Any & all input appreciated!
I personally used Aceable and found the services simple and efficient. You can move at your own pace and they have an app so you can make progress away from home. It was also very affordable compared to other services, and it prepared me well enough to pass the exams. In terms of necessary knowledge, you will learn the majority of this from your sponsoring brokerage if you plan to work for one. Good luck with your studying and exams!

I agree with @Michael Smythe in terms of low balling your offers. Most of the properties listed on the MLS are not listed at BRRRR friendly prices, but that does not mean you have to draw the line. Draw up your analysis with a purchase price that fits you and then fire away on the offer. Confidence and game plan are the keys to the industry (no pun intended).
