Be very careful, there are some truly horrific pm companies in Memphis.

We have a tenant who has been very unreliable in paying their rent for a LOOOONG time, and we are finally getting around to eviction. Recently their AC unit has stopped functioning, and they want it fixed. Is this going to cause us problems in eviction court? Memphis TN.

We are looking to re-evaluate the insurance coverage for our local Memphis portfolio of properties. Does anyone have recommendations for brokers with reasonable pricing schedules that support STR and LTR residential properties?

My partner and I are working in the Memphis area as a buy and hold play, and have run into a deal for which we need some funding quickly outside our normal sources because of the rapid closing period. I'm running a little further behind even because I spent the weekend at the Real Estate Guys Successful Syndication event instead of looking for a HML guy.

We are looking for a 6 month hard money loan for a purchase/rehab deal. This is our 17th property in Memphis, so we know the neighborhoods and markets well and have a solid understanding of our capacity to complete the project. 

Property is a SFR in mid-town, 4/1 1900sqft. Purchase is 85k, rehab budget 20k, ARV 125k

Any suggestions on how to find a HML that is interested in this kind of deal?

We are having trouble with Zillow stacking our multi-unit property rental listings into a single post, and only showing the pictures for one of the units. Has anyone else run into this problem and/or solved it?

In Tennessee the franchise tax for an LLC is very high. It is compounded by the home values being low (smaller depreciation) and the rents being high- and they tax on revenue not profit. Recently it was suggested to me that a better alternative is to have a massive umbrella policy and not use an LLC. Anyone have thoughts on this?

We own a single family that we need to renovate, however it is on a busy commercial street among many other commercial converted homes.  We really want to get some confidence in the process, but we have no idea where to start, or how to market the property once its done. 

Any pros familiar with converting single family homes to small commercial like dentists, lawyers, etc.?
