Hi Laura, 

Congrats on getting started on your portfolio! 

A couple things come to mind for what you are asking. Specifically for your question of the extra 10%, you could see if the seller would be willing to carry and coordinate with them a repayment schedule you would both find reasonable. 

The other way which is similar to the above for covering the other 10% is creatively finance deals(seller carry or subject to.) Those will vary depending on the seller's motivation for selling.

Typically, HELOCs are variable rates so given the current rise in rates make sure to compare the interest rates you currently have to the HELOC rates ( I would guess they are lower than the CC rates but don't know your personal rates.)
