I’ve noticed a lot of wholesalers in the DMV market spend big on bandit signs, postcards, and ads — but very few think about what sellers are actually typing into Google before they pick up the phone.

When I pulled search data for our area, one phrase stood out above everything else:

👉 “Sell my house fast [city]”

It gets the highest search volume and it’s almost always typed in by motivated sellers who are ready to move quickly. The wild part? In most DMV cities, very few wholesalers are showing up on page 1 for this term.

I’m a DC-based digital marketing consultant & investor, and what I’ve seen is that ranking for this single keyword can drive organic leads that cost $0 once you’re there. I’ve even seen investors go from getting a couple organic leads a month to double-digit leads just by locking in on this one phrase.
