You could buy a new house , with financing, every two months where I'm from. A down payment would run you anywhere from 10k-15k.

Not sure about the documentation side of this but 100% change the locks to all of the doors he has keys to.

I feel like this isn't a question that people can answer. In my opinion it comes down to what you prefer 100%. Assumptions are being made that tenants are paying on time and paying a decent amount in rent. If they're paying a decent amount, they're not completely skinny tenants, are paying on time, and they haven't trashed the place....why wouldn't you keep them?

I didn't know that a good rental existed in California (kidding, kidding). Look at comps....run numbers backwards and then find what it needs to be bought for to meet the rate of return that the majority of your buyers require.

However, Patrick Flanagan if the 10k is everything you have to invest I wouldn't pull the trigger yet. I'd use that 10k to send out some direct mail, wholesale some houses, get it up to about 30k and then start buying your own assets.

Augusta, GA. We've got a certain area of town, where homes are typically built from 1960-1980 and they can be as cheap as 35k if you get a really sweet deal. Terrific job growth with home prices that are NOT just steadily declining. This is very unusual because when you see homes that cheap you typically don't see a steady market or any appreciation. Augusta, GA is different. 10k you could have a downpayment on a house :)
