I am thankfully to everyone on this site for the support and the kicks to the rear. I have locked up a 9 property contract and going through the rigmarole of figuring everything out but needless to say I got over my fear of calling.

Hi. I am writing this post in hopes of it helping me analyze my own fears. I am an active duty military member looking down the barrel of a medical separation. This is scaring me out of my mind. I have known that I would be getting separated for a while and have actively been trying to gain traction as a RE wholesaler. I have been sending direct mail and talking to my returns for about 4 months now. During these 4 months I have only come close to closing 1 deal. Something is happening inside my head recently and I am unable to pick up the phone and call my leads back. Even thinking about calling while I am writing this is making my head spin and my stomach flip. I didn't even have this type of feeling when I made my first call. I have the technical expertise to get a job outside the military and still support me and my wife. That being said living a militaristic life style for 7 years I don't want to be an employee. I just don't know what to do. How do I get over this paralisis? If anyone else has been frozen in place while being a REI, please share with me so I can fight back this dread and move on and gain traction. Thanks in advance.

It does sound like a great deal. It seems that it has enough meat on the bone that a fix and flip investor would be interested. That being said it is crucial that you calculated your repairs correctly. If you try to bring in a fix and flip investor and your repair math is off all of your numbers will be off.

If you are trying to sell to a buy and hold investor you need to know more than just the average market rate for rent. I would look up the math for buy and hold I am not an expert myself but there are great articles on BP for the buy and hold investor thinking
