A few more questions if you didn’t mind;

1. What pieces of education were the best in your journey leading up to your first large deal?

2. How much money do you pocket on a upfront basis and reoccuring basis on a deal?

- I’ve always wondered how much the structure of the deal effects profits and what a real example of how much a deal actually makes an investor would look like.

I'm a self-invested landlord w/ 10 units who wants to syndicate larger multifamily and commercial. 

What are the recommended steps I should take to my first syndication deal? 

Is it worth it to take mentorship/coaching courses like Dave Lindahl's RE Mentor or Michael Blank's course? Or should I just read books to begin with? If so, do you have any recommendations?

How did you estimate the ARV? Did you calculate NOI / Avg Cap Rates?

Cap rates matter a lot in commercial real estate as it is used to validate a property via the income approach.

Income approach = NOI / Market Cap rate

There are more proven ways to make a return in RE than the stock market. Sure you can make a 7-10% return annually on RE, if we are talking cash flow for rental property anyways. However, let’s not forget the factors of property appreciation, tax write offs and debt pay down/equity.

Check out the free Bigger Pockets Beginners Guide to RE Investing Course online. It’s a very well put video course to help you discover your ideal niche that you want to focus on. Once you figure out your niche, study it, network a bunch with others in your niche and go from there.
