Insurance going up is state wide. Making sure your property is getting the most credits on a wind mitigation report really helps keep the insurance prices down.

I work all over the state.  Florida is booming all over. Miami is always growing but I see a ton of growth in Sarasota, north Tampa, Jacksonville and Orlando.

I’ve taken both routes for my properties in Jacksonville. While it was nice having a GC who handled everything for our rehab, it was expensive and still find ourselves having to manage the GC for completion dates. Currently doing a rehab ourselves and hiring subcontractors. It’s taking longer due to running a business at the same time but saving us money. Feel free to message if you need referrals. I have no issue with sharing the subs that I use in the area that have done well for me.

I use Ricci insurance for my multi family properties in Jax. They’ve been great so far!

Prices are climbing and so are the rents but Cape Coral was it hard in 2008 and I think that was due to, besides the nationwide reasons, the lack of businesses down there. I personally sold my property there recently and invested in Jacksonville FL. The numbers work a little better there and its a much larger city with tons of business growth so I feel a little safer if there was to be a large pull back on home value and rents.

I install hurricane clips on my rental properties in Jacksonville FL and after a new wind mitigation inspection it reduced my policies by more than 30%. 

I recommend all Florida investors to check with their insurance agents and make sure you are qualifying for a minimum of “clip credit” and if not ask what your savings would be if qualified. I have done roof to wall connection retrofitting for 7 years in south Florida before moving to central Florida and starting my own business.
