@Adam Stout you've got some great people replying to your thread! I recognize and know most of them and they give solid advice. I really like the South Hampton and Princeton Heights neighborhoods but they're already getting kind of expensive! Princeton Heights west of gravois borders St. Louis Hills which is too expensive for cash flow, but I think PH still has some deals to be found

@Mike G. Thanks I'll have to look MHU up and see all that it offers. SFR is still doing well in St. Louis, but there is a slow down in the luxury price point for us (500k plus) but we tend to move properties that are below that price point so we aren't slowing down at all. But we aren't seeing as many bidding wars. We just set up a relationship for a turn key exit, so that's a great exit strategy for us.

@Mike G. I really don't. Currently I'm in SFR and smaller multi-families. I'm eager to add MHP at some point so I'm looking to learn more.

@Noah Rosenblatt Pitched roof is better than flat roof, less frequency with maintenance and better water management. PVC stacks better than cast iron-eventually cast iron will need to be replaced but that could be way down the road. And central air has different considerations than window units with central air being more desirable as long as it is paid for by the tenants.
@Joey Newton I agree that it depends on the area. St. Louis Hills-great deal. Riverview-not a deal. Also depends on style of building. If you send me an email, I can send you some comps for the area which can be helpful.

Hey Dylan,
While I rehab some properties here in St. Louis, I'm mainly wholesaling to rehabbers that I know. Are you looking for more properties or are you primarily looking to offload yours?
