My thinking is that if I can find a way to make some more capital wholesaling, I won't need to use a HML to start my flipping endeavors. Ideally I would like to find a money partner that I can JV with who can fund with 100% cash so that I can write my own contracts in my name.

I am not sure exactly where to start. Hard Money Lenders that I find on Google are very expensive and want chunks of the profits as well. I am not to the point with my clients quite yet where they would be likely to loan me money for my flips as I would become their competition. I am looking for a way to get properties under contract in my name and possibly wholesale them. Would this necessarily be ethical as a Realtor? What If I were to end up wholesaling deals to my clients? Can I be their wholesaler and their agent? Please weigh in with past experiences or recommendations.

Brandon Turner, I am looking to fix and flip properties in SoCal. I would eventually like to pay cash for properties to hold and rent for passive income.

Helping people invest their money to make money is what I want to do. As well as learn to invest myself.

Greetings! I am a Realtor in SoCal. I have been a Realtor for only about a year and am fortunate to have been plugged in with a few investor clients. They are full time rehabbers. I know a couple of wholesalers here as well. I am looking to begin my own investment endeavors soon. I am looking to meet new people with similar goals and to further develop my network.
