What's up Bigger Pockets Fam just here for a little deal advice. 

I am currently working to get a property under contract for approx 170k in Palm Springs, Ca. Being that I have little to no capital upfront to allocate I have chosen hard money to fund this BRRRR completely with 0 out of pocket if possible. The ARV to make this deal worth while must be above 300k+ and I have only found 1 comps in the area at 325k (other houses listed being offered between 270-295K). My question is what would a seasoned investor suggest to make this deal work with moderate rehab needed and a local private lender only willing to loan up to 70% LTV. Should I seek out a higher LTV? Or even explore other creative financing option?

Hello Bigger Pockets Fam! I currently have a property under contract looking to brrrr the property and I'm in the rehab portion of this method. My question is when taking bids from contractors how many do you usually need to have to get an average cost 2-3, or do I need more? This will be my first rehab so what are the most common areas I would want my contractor to focus being that this is a tightly budgeted project?

This is my first post here on the bigger pockets forums! I’ve been listening and learning from the podcast for less than a year, before getting started I’ve secured a property owned by my grandmother. She currently lives in it and I give her $500 dollars towards her mortgage a month. My question is with limited capital (I am 24 working just above min wage) is it possible to refinance the home in my name and use some of the equity for possible deals? Or does anyone recommend what direction I should move forward in?
