@Sarita Scherpereel thank you for the reply.  I am joining some meetup groups on the Meetup and will also see what groups I can join here.  I think my next few steps will be to build up my team and also practice analyzing deals.  It's currently some houses in my local market for sale that I want to run through the different calculators.

Hey everyone, I'm reintroducing myself again to the forum as I previously was on BiggerPockets. I began looking into Real Estate investing in 2020, mainly focusing on the wholesaling strategy. However, I did not take the necessary steps as I was hesitant due to lack of funding and having potential buyers for deals. Even so, I am more prepared from an education perspective and ready to get my first investment property.

I will still be looking at leveraging wholesale strategy but also looking to incorporate other approaches as well. I am open to connecting with some investors in the Charlotte area to communicate and potentially partner on some deals soon.

@Darren Harper I definitely understand.  I'm still learning myself.  I think my holdup before was just being afraid of the rejection and hearing no.  Now, I'm like I have to start somewhere.  It's only so much we can gain through passive learning (reading blogs, listening podcasts).  Eventually, we have to get out there and actively learn the process and the industry.

@Darren Harper honestly, I've been reading, researching, and listening to podcasts for a few years now. I just decided to jump in. I'm starting out by driving for dollars and trying to find properties that look like it would be an excellent investment opportunity. So far, I've reached out to a few owners on property leads I've found. Also, I'm a numbers type of guy, so I want to get good at being able to provide that ARV, cost of repairs, etc. as it has been mentioned so I know that 1) I'm providing a fair offer to the seller and 2) I'm providing a reliable deal to a potential buyer.

What has been your experience and/or first step?

@Erik W. this is great advice as I'm a newbie as well and looking into the wholesaling strategy.  What you have said has made complete sense.  And from an experienced investor like yourself, I like the straightforwardness you have given.  I personally, from your example you just gave, would take the $6,000 (or $3,000 even after all expenses) solely on the educational experience it will provide as you made mention in your first reply.

@Chris Mills That's how I'm approaching the strategy of wholesaling. Almost like a means to an end type of mindset. From what I've read so far is that wholesaling provides that avenue for newbie investors to get in the field and get their feet wet so to speak without too much risk. My goal is to build capital through doing some wholesaling deals with the ultimate goal of getting into flipping and renting properties myself. Also, hopefully, I can be that buyer that new wholesalers come to in the future. If possible, I'll like to shadow you on a deal or two just to see how you come about deriving your numbers for offering price, ARV, etc.

@Darren Harper I'm in the exact same position...the hesitation of not having a buyer on hand to assign the property to.  I've started riding around and looking for distressed properties that would look like a good deal.  

@Jerryll Noorden how do you go about performing a solid/quality ARV. Can you provide an example of what you take into consideration when determining the ARV, offering price, and/or cost of repairs?
