Congrats! I am interested in doing the same. Can you tell me about any pitfalls you didn’t predict or anything you wish you knew before you started? How is renting your basement going? Is it short term or long term rental? Sorry for all the questions

Thanks for your reply. I live in an A+ school district and people are constantly trying to rent or buy in my area. I have no intention of selling because of having such a low interest rate and property would cash flow based on the comps on my area. I am looking for the long term investment aspect. Also regarding buying a home with a complete in-law suite/basement rental it is very possible as there are homes for sale in the areas that i am interested buying that list as possible rental income and some even state what the previous tenant paid. I am very familiar with what the county requires in a basement apartment etc. i have done my research was just looking for someone that has done something similar to share their experience.

Hello all,

Long time lurker who is ready to take the dive. I live in the suburbs of Atlanta and I am ready to rent my current home and buy a second. My plan is to rent my current home and buy a home in the Lilburn, snellville Lawrenceville area with a basement apt and rent out the basement to house hack. I will be getting financing through a local credit union. Has anyone here done this with success and of so any advice?

Hello all, 

First time poster long time lurker. I am looking to house hack in the home I currently reside, I have a partially finished basement that I am looking to renovate into a 2/1, washer/dryer, kitchen with own entrance and parking would be in the driveway. I am Gwinnett county GA. in a very sought after school district etc. that is easy access to the hwy.  I am planning on taking out a personal loan of approx $40K to cover the reno. Rent in the area for a 2/1 basement apartment varies from $1500-2000 from my research. My first question is this good plan as I don't have the funds to buy another property? Also is $40k reasonable for a rehab or is it going to cost a lot more? I am not looking to go too much into debt with the reno. Last question, will the contractor know the laws/requirement for unit to be livable?

Thanks for such a great post. I am currently looking to renovate my basement into a 2/1 for a long or medium term rental. How is your contractor working out? I am not having any luck in that area. Would you recommend you contractor?
