We also are considering continuing to contribute to the stock portfolios and open a line of credit when it makes sense. Has anyone had a positive experience with that?

Have you thought about investing here in Columbus, Ohio? There is a lot of appreciation that is coming here to this city with Intel, Google, and Microsoft. I currently have two duplexes here in the Columbus area!

That's great that you want to start investing! I would highly recommend you get a 2-4 unit first if you haven't done so yet. After that I would tell you that you should try to get money from your primary property through a cash-out refinance and invest that into other multi-family properties.

 Hey Jake, 

I would highly recommend in looking into finding a house hack first because you will be able to put little money down while being able to rent out the other side to someone else. Once you house hack the first time you will get some pretty solid experience. And when you want to start investing out of state I would recommend in looking at one particular city to focus on. From there I would build your CORE 4 such as: Real Estate Agent, Property Manager, Contractor, and Attorney. Hey Noelle, welcome to BP! I would highly recommend that you focus on what you want to start out with first, flip or long-term rental. If I'm you I would focus on getting a long-term rental property and learn the market that you are investing in. Doing a flip from out of state can be fairly difficult. Would seriously focus on your game-plan and what you want to do for investing in the long run. Keep reading the forums and learn from other investors is a great way to start.

I invest here in Columbus, Ohio and I can tell you that is great area to get some decent cashflow and some really great appreciation.
