@Tim Herman the IRA money is going to have to be spent in cash not leveraged. The Checkbook IRA can get a loan but in reading it sounded harder.

My plan is to buy 2 rentals over the next 24 months with the cash from the checkbook IRA and get any learning curve and life lessons on property I own outright, then move to using leverage in year 3. Trying to buy 10 rentals over the next 10 years as my time in the work force slows down (engineer in IT and the kids work cheaper and surpass you at some point).

There is a bit of a learning curve here with the what to put in and estimate.  Adjusting some numbers. 

What does the cash on cash ROI need to be?

I am using cash from a checkbook IRA.
