Just from my experience and opinion, first, you can try asking the potential tenant for the previous landlord's contact info, most likely they should have it if it's recent. If it's a management company, you can try finding the company's contact info online. Lastly, you can try looking up in the phone book. If the tenant still has a copy of their lease, more than likely, it should be on there as well.

Started in 2016 and own 8 units (1 triplex, 5 SFRs) all in Central CA within 15 mins of primary residence. Hoping to add at least 2 per year until retirement. I self-managed.

During screening, I went off word of mouth from others instead of properly screening tenants using background checks. I now use mysmartmove.com to verify.

Hi Randy,

I'm a real estate agent in the Fresno/Clovis area and would like to start investing in buy and hold properties. I'm currently in escrow with a triplex and would love to meet up with you. I'm looking to buy additional investment properties to start my portfolio.

Thank you both for your replies. I just checked with my financial institution and they told me at least two months. I went ahead anyways and apply for pre-approval and just got approved for the asking amount, now I'm just looking for that house. I really appreciate both your replies. Thanks,

Would it be possible for me to use my first home (primary) potential rent income as qualifying income towards a second home?
