I'm looking for possible deals with purchase price 75k-175k (cash deal) with at least 20-40k in return after the resale. I prefer inside Denver, but am willing to consider deals outside the city of Denver, but still in the Metro Area.

I was looking to see if any of the Denver BP members has suggestions for knowledgeable, honest, and reputable wholesalers. I'm looking for deals in the Denver metro area, and I don't have the time or resources to find my own leads at the moment.

I have won purchased one house online using Williams and Williams. And it was a great deal because I won the auction for 100k plus 5% premium which made the purchase price 105K. I had done an inspection and valued the house at 150k. It was in great condition and turned out to be a great deal for me.

Also I actually bid on a short sale house on auction.com recently. I didn't win the auction because the price went way higher then my max but my advice would be to definitely call the seller agent. The information is provided on the website. Ask about title and if there is a 2nd or 3rd mortgage that needs to be negotiated. And find an agent n your area that is well versed in short sales to make the process easier. If you look on yelp.com many people gave terrible reviews of the customer service. I didn't have any problems, but then again I didnt win the auction, so who knows. Just be sure to read all the fine print so you know what youre getting yourself into,

Ive hired a temporary Property manager for the 8 or so months that I am gone every year, and I take back over during the summer months. I have been lucky enough to get all my rental agreements/leases to end within a month of each other during my time at home. So I have been able to save money paying a PM to screen/place new tenants. Thanks for the Welcome. I'm from Denver and I played at the University of Colorado-Colorado Springs. Then I went straight to Europe to start my career.

I have lived in Denver my whole life so its where I focus my search. There are times when I see possible deals online and its hard to pull the trigger sight unseen, so I may need to use your help in the future. Until now I have been a buy and hold investor, but I think I will need enlist some more strategies in the future to raise money to buy more properties. The banks don't exactly know how to lend to basketball players. Gotta lot to learn first, but eager to get started.

Hello Everyone, I finally created my own profile to start getting involved in the BP community. I have been listening to the Podcasts religiously and referencing the forums for information. I am from Denver and I Invest in Denver, but I am currently in Volgograd, Russia, where I play Basketball professionally for the next few months. I have been playing for 12 years all over the world and I am in the process of transitioning to Investing in Real Estate full time. I have already learned so much from BP and I'm looking forward to being an active participant in the community. I also hope to meet local and non local investors who have some of the same experience and goals as I define my niche in this business. Thanks for reading, and talk to you soon!
