Thanks for your input, Andrew. I've applied for agent jobs with a few builders, but haven't heard anything back. I'm thinking about moving to a different city. Doesn't seem to be a lot of opportunity here.

Elbert, you don't have to have a degree to be a developer, but I think what everyone is saying is that it will definitely help you get your foot in the door (architecture, engineering, RE investment banking, etc. all require degrees). Sean, thank you for the advice. My dad was a residential builder back in the 90s, so I'll ask him if he knows some folks that wouldn't mind having me tag along for a while.

Thanks for all the replies, guys. Dan, how should I go about raising the 250k? I don't know any real estate investors or even serious investors for that matter. I honestly have no idea what I'm doing, but I know I want to do it. I'm following my gut. Thanks for all the help. I really appreciate it!

Thank you Gino; I am a member of ULI. Thank you for your reply Sid; I am 25 years old. I have a BBA in Economics and I have worked two years as a real estate agent and am transitioning to property management now. I worked in commercial construction in college (general labor). I will probably work in property management for a few years and learn as much as I can before transitioning to something else. I know it is a very complex process, which is why it's so appealing to me. Should I try to get a side-job in construction as well? I'm not afraid of hard work, but I've found it difficult to get another job in construction. The construction company I worked for in college has since dissolved. Again, thanks for your help.

You can get an FHA Construction-Permanent Mortgage. I know a traditional FHA loan will finance up to a 4-plex, but I'm not sure if there are unit restrictions on the construction-permanent mortgage.

I personally haven't done it, but a friend of mine developed a mixed-use building. The first floor contained a coffee shop, yoga studio and gym. The second floor was apartments. The only issue he ran into was noise complaints about people dropping weights in the gym.

Hi everyone,

I'll get straight to the point. I've worked a number of jobs over the years (all kinds of manual labor, listing agent), but have always been interested in real estate development. Why? Without going into too much detail I enjoy wearing many hats and interacting with so many different people. I like coming up with an idea for either barren land or dissipated property and turning it into something extraordinary. My main concern is how do I even get started? Obviously I will need to arrange financing from investors, rough plans from engineers, architects, etc, but I don't even know where to begin. Also, I don't really care much about money, but I need enough to survive. How is that supposed to work out? As you can see, I have no idea what I'm doing, but I want to learn. Any books I should read to get started? Should I try to start out working under a contractor to learn the ends and outs? Any help or advice would be greatly appreciated. Thanks in advance!
