Post: Harvey and my mother in law's house in South Houston

She can apply for FEMA aid online, and from there I'm not positive of the process. I believe as long as she has the damage well documented (pictures, video, etc) then she could get to work without waiting for FEMA. Most of the people around me that flooded didn't have flood insurance and have already ripped out flooring and sheet-rock, so there has to be a way.

If you have a vacant house, the near term is going to very nice to rent/sell the property with so many homes and apartments flooded (apartments confirmed already jacking up rates).

Maybe you can find people just trying to sell? I'd imagine there's a ton of people already going after those who have flooded. But the flooding didn't discriminate, this affected all types of housing across ALL of Houston.

Like somebody else mentioned above, contractors are really going to be the winners because they will have solid work lined up for a VERY long time.

One thing that isn't really discussed much is that some people are going to have to wait weeks to even get back into their homes (like my parents). There is a huge short term need for housing and I'm not aware of anything (maybe there's something?). Luckily my parents have a pretty solid network of friends and family (staying at my house now).

I'm sure there is some other things investment related, but I think the big thing currently is the flood took out a nice chunk of the housing supply.

Live in 77388, just North of Cypress Creek off of Kuykendahl. What's the neighborhood called?

Subdivison called Londonberry. Further up north

How close is the house to Willow Creek? The creek is out of the banks, which caused at least some flooding in Preserves at North Hampton (South of Londonberry). Haven't heard anything specific to Londonberry so I don't really have better information.

Harvey sucks! I have been pretty busy recently and haven't been active on here. The creek by my primary house is .7 feet from being at the 500 year mark as far as the elevation. Last I heard the house isn't flooded, but water was getting close so if it keeps rising we are screwed (we evacuated to Dallas due to flooding concerns). No flood insurance since we aren't in any sort of flood plain and it's never come even remotely close to flooding (per our neighbors who been there 40+ years).

So far all my family is safe which is the most important part, although my parents are being stubborn and not wanting to leave their house with 18 inches of water in it (they do have a 2-story house). I at least talked them into getting rescued tomorrow, so been trying to send them information/find them help.

Where exactly and how much are they? We (my wife and daughter) have been staying in hotels since Friday in the Dallas area. Hoping a friend can take us in after tonight, but looking at other options.

My primary is a few feet away from taking water, seems like all over Houston a majority of people are in the same boat if they haven't already flooded. Luckily, we evacuated Friday so we aren't stuck, but there's alot of family and neighbors we're anxious about. We are north of Houston about to flood, my parents are Southwest with water at their door, then the in-laws are in Southeast Houston with flooded streets into their yard. It's crazy!

I'm exploring other options outside the Beaumont market to meet my eager & ambitious goals.

I have no clue, I'm actually doing the opposite of you, I've been looking further out from Houston instead of inside Houston. You definitely can find deals in your 150k price range though, maybe not in "Houston" (unless you're buying in certain areas), but in the surrounding areas for sure.

Hey Kevin, Have you had any luck investing further outside of Houston?  I've recently started looking on the outskirts and just curious what you've come up with.

Nothing yet, had an offer in on a house near Lake Livingston but didn't get it. I've been back in school over the summer so been pretty swamped between work, school, other investment stuff, and my family. Probably start trying to get more actively looking after this fall semester and when I have my money out of current investments (hopefully!).

Post: Downpayment: 15% down + PMI or 20%?

@Chris Mason I may have been living under a rock, but I've never heard of the PMI buyout, how does that work exactly (could I do that w/ any lender)? Seems like that would be the best of both worlds. Now with my new found knowledge, is this something can be done on a current loan? I'm paying PMI on my primary, but I'd buyout that PMI in a heartbeat if I could.

@Dan Schwartz The interest rate is the same I believe, I just remember I was quoted at 5% with the 15% down.
