Still looking for buyers, sellers and private lenders in the Kansas City area. If anyone has any suggestions it would be greatly appreciated. I am also putting together contractors. If you know of any that you would recommend (or not) this would be very helpful for all of us in the area.

SD IRAs have some guidelines that must be followed. One of them is it cannot invest with a relative or buy from a relative. I would go with an administrator that sets up the IRA and an LLC. The IRA owns the LLC and you would manage the LLC. The IRS looks at this as if all profits created by the LLC belong to the IRA and are not taxed until you use them at retirement. This way you control the money instead of the administrator. Makes no sense to have a deal available and you have to wait several days for the administrator to decide to give you your money to invest. Many deals are not around that long.
