Post: Anybody working for New Home Builders in additions?

I'm trying to get out to Houston for some opportunity. I was speaking with a realtor here in San Antonio. He suggested I try to find work as a new home salesman in developements. He said they generally work in the developements, and it's a good way to learn the industry and how things work. I am a very hard worker and used to long hours and time away from home. My last 11 years was in the oilfield, staying in hotels all the time. I am very dependable and a quick learner. I will be making my way out to Houston next week to go around and see what I can find. I promise I will make an asset to anyone willing to take me on. I can provide resume on request. Thanks in advance. If anyone has any contacts they wouldn't mind sharing I would greatly appreciate.

We have a house that was actually our first house. We rent it out but live 5 hours away. We use Century 21 property management. They have been pretty good so far. We use a home warranty for repairs, and they handle the calls on that. We just collect a check every month, and worry about major maintenence when the time comes. We just got the house refinanced also for a $260 a month difference, so now it cash flows at 300 a month after expenses.

I think that as long as you factor in the property management into your assessment, you should be fine.

Thank you for the reply @Rick Pozos. I've been trying to learn as much as I can over the last few months, but I'm at a point where I need to pull the trigger. The biggest thing that has me worried is that my savings has been drained from the last year's situations. But I think I may have a good option on that. I've been brainstorming and thinking all night and this morning and working on things. 

I think I have a great opportunity for something in Houston. I need to figure out some kind of a job though to work off of while I get into this thing.

I refuse to give up, and I refuse to let things get me down. It's not in me. 5 years I expect to look back and see this point as the best point in my life.

So I have been in the Oilfield for 11 years. This last year oil prices have tanked for a combination of reasons. I just got laid off for the second time in less than a year. The option to stay in the oilfield isn't there anymore. It's time for me to move on.

I have been trying to get into investing, but with the way work has went over the last year, I wasn't able to kick it off. Now I am in a hard spot. I am going to be an investor. How I go about that is the question.

I'm looking for someone to take me in and let me help you in your business. I will bust my butt and do whatever work needs to be done. I am used to long hours and hard work. I have no problem with that. I was also in the Marine Infantry for 4 years. I have a great work ethic. I just need direction.

I currently live in Spring Branch, which is just north of San Antonio off 281. I'm looking for anything around San Antonio, Austin, Dallas or Houston if I can work things out. Obviously moving will make things a little harder as I would need to figure out a way to have a "job" that I could use to get a place to live.

I realize I don't know any of you, and I know you probably hear this alot. But if someone around here is willing to take me in and let me prove myself so I can learn the way things work, I promise I will not let you down.

 Kevin, do you think it's possible to refinance one of your homes to a conventional loan freeing up your entitlement and buying a third? I talked with one lender they said yes but very curious if anyone has done this!

Are you going to be living in that one? I'm not sure how that factors in. When I bought our second house it was to be our residence. I don't know if the VA let's you buy houses a investment properties.

Refinancing should be easy as long as your LTV is 70%. After that I don't see any reason why the VA wouldn't let you use them again.

I currently have two loans throught the VA. I bought my first house back in 08 for 109k. Then in 2013 I purchased the house we live in now for 285k. I still have the first house. That mortgage is servived through one company, and this one is serviced through another. But they are both VA loans.

Now, on this house, when we bought it they told us that we could go to 291k, and anything over that we would have had to pay at closing. Our first house is currently being rented, and was being rented when we bought this one, so I'm not really sure how that plays into it.
