Carl, thank you for your advice. My research provided the same results. Loans are an employer provided benefit. Although I'm not getting the results I prefer, I do find it interesting doing the research and an excited to find the wealth of information people in the community are willing to share. Brian Eastman had mentioned that all investments must be at arms length, I am going to see if I create an LLC, I'd be able to invest in that entity and if so, what the restrictions will be. "Always Keep Trying, Never Give Up!"

Hey Brian, thank you for your insight! It is greatly appreciated. It sounds like a better option for my purposes would be to roll into a traditional account that allows loans without a penalty for early payoff, thereby avoiding tax withholding and penalties.  Set up the repayment schedule for the longest term possible to keep operating costs low and then pay the loan back once the project is completed. Any interest paid on this loan would be to myself.

Hello BP community. As a newbie in the fix and flip market, many lenders I have contacted are requiring interest up front and are capping at 80% acquisition. As such, I am looking for references for a reputable company experienced in real estate IRA to roll a portion of my retirement account for use as liquid assets. I appreciate any info and appreciate all of the outstanding points of view and experience found on this site!
