so I found an off market property and now I'm looking to get in contact with owner p.s I did research him and his brother own the property but his brother passed away in 2006. and this gentlemen is 84 years old and no contact phone number listed is working . could the property be abandoned? or I was thinking maybe he is in a senior living home because of his age ???

So going in creatively when a property is already on auction.com is it to late to talk to the home owner ? and try to help them with their problem ?

So there is a property that is owned free and clear. asking is 142k currently a 2bd 1ba 945 sqft. I want to flip it make it into a 3bd 2ba. ARV would be 215k. its in a nice school district. but after running the numbers we can only offer 105,000. seller will not sell at that price. what are other things I can try to do to get the property.
