Very doubtful.  Someone with a true interest in being the provider of such a service would need to do it in order to keep it going.  The chances of someone seeing this post, that would be willing to do it is pretty remote.  I guess we simply continue to forge on looking for our own individual private lenders.  Nice to hear an understanding voice in the wilderness.

  I am in complete agreement with you about why there can't be a place on the web (Connected Investors is too busy promoting their in-house lending company Lending Tree, to be willing to provide a forum for this type of thing. Besides, they're not going to actually take the time to vet these private lenders for even paying members) for private lenders and their customer(s) to get together, the lenders submit themselves to a vetting process, and then have all the customers they could handle because of their willingness to be vetted.  The person willing to run such a website for a reasonable fee, would have a large, steady source of income, and the lenders and borrowers would get what each of them wants.  I made a comment on Bigger Pockets about how they make you search through the forums, instead of doing this, and their answer was to simply say it wasn't their responsibility to provide such a service.  Such a lack of vision.  

Sounds like an impressive group with which to be associated.  Unfortunately here on the Treasure Coast of Florida, we're pretty pathetic.  No groups close by, and not many attending the others.  Certainly wish you the best with yours; I'm sure you've worked hard to make it the success that it is.

Anyone heard of or done business with Ford Mortgages? They show locations in Washington D.C., and Capetown, South Africa, but have a (407) area code (Orlando area). Their phone number is also used for a company called Vincent Financial Services located in Orlando, that has a lending license issued by Nat West Bank of London. Seems kind of odd, all the information doesn't add up.

Spectacular job. The exterior after picture looks picture perfect with the trees as a back drop along with that beautiful sky. The extra high vanity in the first bathroom really catches your eye.  The choice of furniture is outstanding; not too traditional, yet not too far out there to cause negative reactions. Your stagers did a great job with balancing the amount of furniture, pictures, knick knacks etc., and leaving enough open space.  It really makes the rooms pop. I can see why it sold to the first buyer.  They certainly know their business.  Like pretty much everyone, I'm looking for private money; any chance you'd be willing to let us know who you use?

A private lender isn't necessarily someone you know. The generally accepted description of a private lender is someone (whether you know them or not), who lends their personal money (IRA, stocks, money in an investment house account, cash in the bank not earning enough), for investing. They are not in business to lend money; those in business to lend money would be a hard money or traditional (bank, or credit union) lender.

I want to state here, that I have no personal problem with Cameron Dunlap. I have never met him, but only know about him through long years of on and off postings/blogs on the internet.  However, here is my experience with his Vacant House Data Feed program.  I decided to take him up on his (10) free leads promotion for the program; and out of the (10) free leads, (5) were not vacant. Perhaps he (not one of his employees) would take the time to explain here on Bigger Pockets, how he specifically verifies that a property is vacant.  A 50% record is abysmal. His verification process obviously isn't anywhere near being accurate.  Well Cameron, how about it?

Sorry, forgot to mention - if anyone knows of a company that I can vet and hopefully use to provide the location of these types of properties, I would certainly like to know of them.  Thanks for your response.

I see that Fritz Rollin's site Derelict.com actually covers only (13) states, of which Florida isn't one.  Since I went to the local folks to find out about where code violations and vacant houses were on their website, and got the "blank look" as a response, I am now trying to find out how to locate both of these properties on my own.  Not what I really wanted to do.  I would definitely pay for an up-to-date list of both of these types of properties, as I have talked to both a number of mail carriers (who know exactly which properties are vacant, and how long they have been vacant) - they are not allowed to give out the addresses anymore because of privacy laws, and service providers (bug guys, a/c guys), and they are both unknowledgeable because they are out doing their calls and not paying attention to vacants, and not interested because they are too busy.  Perhaps Fritz would be kind enough to share with us here, how to locate these properties.  Or better yet (at least for me) will start covering the other states and build his business.  What say Fritz?
