It's possible. I just spoke to a loan officer at Guaranteed Rate a few days ago. He said he had a client with a good credit, 20% down deposit, conventional purchase of a single family home and the best rate he could get them was 6.5%. Rates are way up, that's the currently market conditions we are dealing with. Takes away a lot of buying power.

Carl, being an active licensed agent requires you belong to the local board and shell out the $500+ and MLS fees.
You're only other option is to go into referral with minimal fees, but you would not be an actively licensed agent. You could only refer business and collect a fee for the referral. No MLS access either.

Those aren’t towns with a lot of major flood zones like some other towns in the area. All 3 have some very expensive areas, especially Tenafly and Cresskill.

The license is for the state. I was referencing if you were planning on attending in person, which was the requirement pre-COVID.

Would depend on where in NJ you’ll be. I’m in Bergen County and found Kovats Real Estate School in Paramus to be excellent.
