Can someone recommend a leasing agent or PM that can help me rent out 1 unit of a Duplex in Kent, Washington. Btw, what's the expected fee range for a good leasing agent?
I don't need on-going management of the property?
Can I get an agent or PM that just does the marketing, showing and credit checking of tenant and NOT on going management? How much would they normally charge?

Hi Chad,
Welcome to BP. I live in Issaquah and am new to RE investing myself. I too am interested in buy and hold. Just got my first duplex in Kent last week. Plan to get more. I hear Pierce County is a good place to find strong cash flow properties. Living in King County, most of Greater Seattle is expensive and hard to cash flow. South King County is a little better. Let's stay in touch, I'm interested in how the rental market in doing in your area.

Hi Greg, Welcome to BP! I live in Issaquah and work in Redmond in technology sales. Also new to REI and just bought my first duplex last week. My goal is to own a bunch of these (10+) for rental. Potentially even commercial and other MFR. Would be great to meet up sometime and discuss opportunities in the Greater Seattle area. Things are expensive in our area and finding cash flow properties is challenging. Would be great to hear how you're approaching the market.

I just bought a duplex in Kent, Washington. I'm a first time landlord and aspire to own potential 10+ in the near future. What are the criteria in evaluating a property management company?
I have 1 company who operates in the area (South King County in Washington State) and she charges $50 per door / month for a duplex (normally she charges $99 for SFH). Finding a tenant is 1 Month's rent. Renewing lease is half month's rent.
I haven't gotten any other quotes yet but besides cost, how do you go about evaluating the effectiveness of a property manager?
Does anyone have recommendations for a property manager in this area?
