Great to hear, congratulations!

I'm new to Bigger Pockets as well, hello from the Renton area. I'm looking to follow a similar strategy on a smaller scale of buying my first home for myself in early 2021, then consider remote investment properties in 2022-2023. I'm really excited for you and I hope you keep us posted.

I'm strongly considering out-of-state properties as the Sea-Tac area seems to have very unfavorable cash-on-cash returns for rentals compared to mortgage prices. Similarly to you, I'm looking for my investments to provide cash flow toward financial independence more than wealth generation.

I hope all goes well for you and we'll all make progress toward our goals. Again, congratulations!

Appreciate the advice! I found my way through 'The Book on Rental Property Investing' so good to know I'm on the right track. Once I have some more basics sorted through, I'll definitely be back! Even in the past day, I saw new questions/answers that addressed the question I couldn't figure out how to ask.

Truth be told, I drafted an entire scenario to post on the 'Starting Out' category to have some questions answered, and in the process I realized how much more research I have left to do. While also digging through post after post, I knew someone would read my questions, my scenarios, my concerns. Once I felt that, I realized that I can answer the simple questions myself and save your time for the complex questions once I am all done with my research. I stored that post in a small notepad on my computer. Attempting to make a single post taught me just how valuable it is to have a community. So here I am, awkwardly stumbling through to reach out my hand. Here is a little bit about me:

No properties, looking to buy early next year, have been looking at housing prices approximately the last 6 months
REI intentions: Cash-on-cash return (This doesn't seem to work for SFH's in my area!!)
Real estate experience: I passed my real estate broker exam but did not renew it (hopefully I will in the next couple years) 

This community is so inspiring, and I hope I'm able to come back and contribute to this community one day. Until then, I hope I can make some great connections and start things off on the right foot.
