@Lisa Alexander House hacking in Hudson County is a great way to break into real estate investing, especially in this current market environment with inflated home prices and ultra-low interest rates for owner-occupied properties. Hi Abbas, depends what your definition of "high-yield" is, but there are some areas in NJ that you could look in Union and Hudson county if you are willing to wait 5-6 years for an exit. As mentioned above inventory is indeed low and you may face bidding wars, but I have found success finding deals that fit my criteria with solid cash flow and cash-on-cash ROI in Elizabeth. Hi @Jonathan Cavallone...I agree with what is being said above. In Northern NJ, $300k is pretty much the lowest you can go to find even a halfway-decent cash-flowing investment property. However, there are some areas in Hudson County outside of JC and Hoboken where I have found success finding pretty solid cash-flowing deals above 6% like Elizabeth and Bayonne where I bought a rental after graduating last year. Welcome to investing. I'm from Bergen County as well, born and raised. There is indeed a way to leverage being a first-time homebuyer to qualify for low down payment mortgage programs by living in one of the units---this is a popular strategy called House Hacking. I just did this last year and had great success and now own a cash-flowing two-family in Hudson County.

Hi all,

Any tips/best practices for preparing a fully-rented investment property for a lender appraisal (two-fam)? I'm doing a rate/term refinance and am toeing the line for the LTV I need, so any and all advice is much appreciated. Also, how to tell the tenants/ask them to tidy up for the appraisal without spooking them that the house is being sold or something of that nature?
