What are your expectations? Investors tend to have unrealistic expectations for what it is they want a realtor to do.

Hi Everyone! 

Thank you for your patience ... We're confirmed for next week! In our last meet-up, we did a round table style talk in which we talked about overcoming obstacles. One of the topics that kept coming up was finding deals and the how to get into some of the bigger projects. So this time that will be our focus, come tell us the creative way you've found, financed, and finished a deal. There are so many ways to get things done, and plenty of people in this group who can help in all different ways - so looking forward to seeing everyone again!

@Andrew Spinelli Lending in an LLC is more difficult, going through this myself now and trying to find the best avenue for my situation...From my understanding - LLC loan will almost always mean higher rates.

to @Skip Dell's point, always want to confirm the zoning and legality of your multis ... I don't see an issue if it's an existing* multi, but doesn't hurt to confirm with town. 

Hey Andrew, I've bought in Audubon and Mt. Ephraim, and Glassboro. If you want another cheaper good rental market, I would look to Vineland area.

@Anthony Vigilante I'm late to the party but there's tons of cash flow opportunity in South Jersey outside of those areas. Similar to some people on this thread I moved to South Jersey and found it easier to get started here.
