Hey Angela, I too am just starting out as an investor and looking to wholesale properties to start my journey. From what I've read, if a deal is truly a deal, you will not have a problem finding buyers. The toughest part is finding that deal. Good luck in your journey!

Thanks for the quick response. The thing is, I have no way of entering the home since it is locked thus I can not find out what repairs are needed. The owner moved from the area a while ago. The house was built in 1971. The location of the home is great and similar houses in the area sold for 175000-200000.

Hello Everyone,

  I am a 23 year old newbie RE investor/wholesaler from Massachusetts looking for some advice on a potential first deal that I am trying to make. 

  I live near a property that is in distressed condition so I decided to send a postcard to the owner (who lives in Florida) and she just called me back regarding the property. She said she owes the bank 100,000-120,000 and has received several letters from the bank stating they are going to foreclose the property. I looked up foreclosures at the banks website and I did not see the property listed. She said she will contact the bank and see what is going on and will get back to me.

   Any advice on how I can make this deal happen? Should I wholesale, buy and flip, or buy and hold? Keep in mind I have little cash and bad credit due to personal circumstances.
