Ok so I have done lots and lots of research and have come down to a few conclusions,
1. anymore info and i'm gonna info overload myself before I actually do it, I need to just do it and keep learning once I take action
2. I know NOW the wholesaling process is actually really basically simple, what's confusing is the more info you read the more confused you get but it's actually pretty simple.
So now for the questions of a couple things i still dont understand
1. What happens if I put a contract under aggrement and then can not find a buyer for whatever reason, is there a contingency I need to put in my contract that basically states i'm not liable to purchase the property? or do I simply back out by telling them so?. I know you dont want to cause it gives u a bad name but I'm just curious
2. Should I be up front to home owners and tell them my sole purpose of my interest in the property is that I am gonna get them cash quick buy assigning the property to an investor I have on my buyers list and he or she will pay cash?
3. How do I find out if the title of the house is clear before i put it under contract?
I have more quesitons but that's it for now. thank you everyone who replies

Thank you Jackeline :) I agree, everything I keep hearing from websites and people on here is to not good information overload. I am one of those types of people who learn best hands on and I am a maticulous person that's why i like all the details but I think in this business of wholesaling u need to just try and keep trying till you find something that works for you and I will do just that. I would love to work with you or even pick your brain a bit more so please do send me your info on what u and your team are looking for and I will definately find you properties.
And thank you steve, I clicked on your links and saw that Ryan webber has some great insight and knowledge and has already answered some quesitons I had so thank you for your reply.

My name is Kevin and i am 29 years of age and have over 10 years of experience in the construction remodeling business. I know the ins and outs of remodeling homes but what I dont know is wholesaling and I would like to learn it and do it. If there are any investors near my area or anywhere for that matter that would be willing to take on a newbie to there team so I can learn the ins and outs of wholesaling and hopefully make us all some cash flow then I would love to hear from you. Thank you Will, your reply was very helpful. I have now started to gain my buyers list and tomorrow I have already ordered bandit signs and will be posting them as soon as they come in. Also a couple more questions.
1. Once I do find good deals and get a lock on a contract is this site bigger pockets another good source for advertising your deals to investors? has it had much success for wholesalers?
2. Is there anything legality wise that I need to do or know once I have an end buyer in line for a contract?

My name is kevin and I recently attended a seminar put on by the guys from A&E's "Flip This House". It was great and got me really excited and motivated but I could not afford there boot camp fee so I was left with researching on my own on how to get started wholesaling and finding deals and buyers and starting my own business. Although I have done lots of research myself and am starting to understand the process alittle bit I am still alilconfused too. My questions are these..
1. What do you think my very first step would be to getting started in wholesaling?
2.How do I locate cash buyers and getting my buyers list?
3. And my biggest question is How in the world do assign a contract or even obtain one from a seller? I have read many things on "once" i get the contract and where to go from therebut I have yet to find anything on how I go about getting a contract and then what I do from there with it to the seller and buyer.
Please your help would be more than appreciated. Thank you.
