Hello BP Community

I am looking to start building 4 new homes in Woodbridge VA within 2-3 months. I am looking to get in touch with production builders and contractors that can give me new construction pricing and on time delivery. If you can please refer me to the people you trust and have worked with that serve the Northern Virginia area. It would be much appreciated.

Hello, I am trying to get a better Idea of costs for a new construction development and what I should offer for the land. The property is In Northern Va, zoned R-4 or 4 units per acre, total of 15 acres. Additional 8 acres zoned A-1 that would need to be rezoned. 1. What is the average cost of development per sqft? I know the numbers can range wildly but trying to get a general ballpark. Also does this cover soft costs such as sales,permits, etc... 2. What are average loan rates for large projects such as this and is that factored into development cost? 3. I’ve been able to calculate the value of new homes for the area based on new home sales. I know the price that is listed is usually the base price. What is the profit margin on upgrades that builders usually charge for? Any help would be appreciated thanks BP community

Online is the way to go. Real estate classes only teach the basic legal requirements of the industry. Flexibility online allows you to finish faster, assessments are open book. You can finish everything in under a week. I was in a similar position I wanted to get my license to make more money on my own deals and get access to mris/sentrilock. I pursue flips and work as an agent full time.

Hello, my name is Khalid Al-Hajebi. I have been aggressively researching flipping houses these last two weeks. I am ready for the next step. I live in the Northern Virginia, D.C metropolitan area where it can get pretty expensive to get into this business. I used to work as an electrician for several years and really enjoyed the remodel/new construction experience. Flipping houses has been on the back of my mind for a while now and I would like to start with a mentor to guide me through the good and the bad. Unfortunately I don't have the finances to go full throttle into this but I have been looking into other avenues and options and would love to have a financial partner soon. Thanks, Khalid
