Whats your number source of rentals when buying?

I've seen 3% and if the seller doesn't pay it, the buyer does. This is not out of the norm, PAY YOUR PEOPLE. Being cheap will cost you more in the long run. Its like starving your #1 hunter.

I mean, you're super confrontational with replies, but my two cents is a good realtor will get you the deal and save you money. in my market those AVMs you say are "accurate" have about 8000 data points across the state. We have 14,000 data points for just our city, just in the last year. We are way more accurate. Your "15k" you say you saved could have been more and also you lost a potential connection to buy more properties off market. But hey! do you! You seem to be the smartest guy in the room.

This isn't rude, and you shouldn't take things personally in this business.

Cash does not matter in this market. Title is taking 3-4 weeks to get everything back. Why wouldn't a seller wait 1 week to maximize their return? 

This is kind of hilarious. So you would deny yourself thousands on thousands in a return because a realtor is involved? That is fine, I have a long list of investors that value my guidance and thank me for helping them fund their retirement/kid's college funds. You keep saving that 3% one time fee.

@Lewis Kutschbach $500 may be too much. However you’re right, around the UNM area is great. Why not get a duplex or a house with a casita?
