I was going before for nods but realized the whole world was marketing to that list but more importantly people tend to find out ways to sit in there house as long as possible

 will post what I found out afterwards here to share

I had a similar situation with a landlord, it was a house with a guest house in the back, two separate tenants

landlord wouldn't let me inspect, I reached out to him via DFD, place was beat

he was hard to negotiate with but assured me that the tenants would be out if I purchased since he said they were both on month to month leases

he wanted too much for the place and was local, seemed like he was just testing the market since its so hot here in Los Angeles, place was distressed but not a lot of motivation from him

I did give him an offer though just basically assuming the place needed a lot of work, I calculated $35sq ft for rehab, I went higher with him and used 75% of ARV minus rehab and hard and soft costs

he was a little insulted by my offer but LA is a tough market

hard money lenders typically require you to have a llc to lend to, not sure if you need to use them though

Hi BP,

Can someone please provide a copy of the contract they use to purchase a house directly from a seller in California?

Example is somebody who has responded to my DFD letter and wants to sell to me and there would be no re agents involved.

There is a ton of stuff online and i am not sure what to use exactly and i do not want to go back and forth with the seller a bunch of times and have them lose confidence in me. Also, I am waiting for my escrow person to get back to me as well.

When you purchase a home I know there is a ton of different forms that need to signed and filled out. I have read the simpler and the less docs the better but I also want to make sure I cover everything I have to liability wise (inspection,title,etc)
