Post: MTR build in a second floor detached garage. Features to incorporate into the build?

Hi! We manage a property that is an STR duplex in the primary home, and an MTR in carriage house (above the garage). It does really well! I would recommend having a queen bed at least with a pull out couch or futon. We do in unit laundry, as well! Make sure the furnishings are modern and functional. Best of luck!

I would say Zillow, Airbnb, VRBO as a longer term stay (you can set that)!

Furnished finder, local Facebook groups! Furnished finder even has a search tabs for potential tenants that is by the room. Good luck!

Hi Laura! Your listing looks great! Like they said above, tenants aren't booking too far out, so it's not surprising that it's not booked yet. I would recommend lower prices a little to see if that stirs interest, offering a discount on Airbnb for the first 3 stays, and making sure you're not overpriced in your market! Hi! This is awesome, I hope it does well for you!! We manage about 15 mid-term rentals, and I believe it is a great investment strategy. For furnishing, we mainly use Amazon and Wayfair. The key is to make the property cute, but you don't need to invest a ton of money into it. Make sure it is good quality furniture, though! For pricing, I recommend looking at your competition in the area and seeing what they're listed for. I recommend Furnished Finder for mid-term. Personally, I would say that anything more than ~22% is a little steep, in my opinion. I am in the Indianapolis market so it may be different, but we charge 18% and thats pretty standard. We also do full management, not co-hosting. We charge on gross revenue.

This is leaning more towards MTR or LTR! MTRs do well depending on the area and how close you are to hospitals (because of travel nurses, etc). I would make sure you have a good lease, since the tenants will have rights for a stay of this duration. Best of luck!! :)

When looking for an agent, I would make sure they have extensive market knowledge, and are able to help you run numbers on potential properties in the area.
