Why not look look into turn-key single family rental homes with tenants and management already in place?

Does anyone just have seller Quit Claim the property to you?  

if you are getting a mortgage as an individual so you can get lower interest rates on your investment property, that IS mortgage fraud, and you can go to jail for that.  Be careful!  Always be honest with your lender, even if it costs more!

Hi Daniel, I'm looking at a subject-to on a VA. Just curious, did you end up notifying the VA that you took over the loan?

Hey all, I've also been reading Joe Crump's stuff.  One thing I wanted to mention is that Joe only asks the tenant buyer for two checks before move-in.  One is the lease option check, made out to him, and the other  is the first month's rent, made out to the seller.

Definitely replace it ASAP with a nice new one. Go to Home Depot and have it delivered. It's easy to get credit there, if you're short on cash.
