Thank you everyone for your responses. My husband and I agreed to a discount of $200 since I am pregnant and will be in labor during the time she is gone. I'd rather make $2,400 and not have to share a room with anyone than to have her vacate while I rent her room to someone else. I lose $400 in two months but I gain privacy for two months. 

If I weren't pregnant, I would have likely said no to the discount since I am in a very desired area. 

We plan on buying a second property within a year for ourselves and will rent the remaining 3 bedrooms out to tenants. 

We are new to real estate and have a lot of learning to do but so far so good! 

@Bruce Woodruff Thank you for your response. I agree with you, I just need to learn to remove emotions from business. I will do the 10% off. 

@Malcomb Stapel She is on a month to month lease. She wants to leave her belongings here so her room along with that half bathroom will be locked while she is away. So no I can't rent it out while she is gone. I think discounting the utilities will be reasonable. 

Hi everyone,

I am currently renting out a bedroom in my house to a tenant from Brazil. She is paying $1,400 a month and all utilities are included in her monthly rent.

She is going back to Brazil December 5th - Feburary 5th to visit her family for the holidays and do some lab work out there. 

She loves staying with us and asked for a discount for the two months she will be gone. What would be a reasonable discount to give her?We are located in Fullerton (Orange County) California.

@Shera Linares I have tried using placement agents. The only handful of leads I have received have cancelled their tour a day before so I never get a chance to meet them and let them get to know my team. Competition is stiff in my area. There is another RCFE three doors down from me and so many large facilities in Fullerton overall. Thank you for the great advice!

I spoke to our refinancing broker and we can rent the house after 60 days. In the meantime, I will start listing the RCFE for lease and see if anyone is interested. It took a big investment to get the house licensed since we bought a run-down home and then converted it into an RCFE so I would love someone to actually make use of the home for what it was meant to be.

If no one would like to lease the home as an RCFE I will rent it out as a house. I would like to purchase another home by the end of this year. 

This has all been a learning curve.

Hello, we bought a house a year ago and are currently going through the refinancing. My husband has handled the refinancing so I am not sure of the terms (waiting for it to be finalized to review). 

Can you typically rent out a house after a refinance? 

We've lived in the house for over a year and bought it as our primary residence. We fixed the house up and licensed it as an RCFE (Residential Care Facility for the Elderly) but are having a really hard time finding residents, which is why we have considered to let go of that dream and rent out the house with the intent of starting our rental portfolio. Since we have already started the refinancing process, is it too late to want to rent out? 

We live in Southern California.
