Our company knows Peter and would recommend him for PM in his areas, but his company doesn't do sales. So, this is a good point to be made for @Mark Douglas, which is that there are different types of PM companies. If you're calling Peter whose sole business model is PM, they're busy people, they're managing, they're going to look at your property when it's contract because if they didn't they'd be running all over town all day doing what agents do when that's not their business model. Our business model includes both, which is why our perspective is what it is--no better, no worse.

Gotcha. That makes a lot of sense, and I can see why you're looking for a one-stop shop so you can scale the process as your number of units under management grows.

Hi @Abdul Rahman, these are great questions. Congrats on getting ready to do your first direct mail campaign.

A few thoughts...first, I would additionally post this thread in the "Real Estate Investor Marketing Help & Advice" forum, because it's more targeted and you will get some good answers from people with a lot of marketing experience. Look under the "Investor Basics" forum and it's a subforum there.

Next, I created a 2-sided postcard for a reasonable price with Staples.com last year--color on one side and black and white on the other, at I think a 6 x 8.5 size, and it turned out great. On the color side we have the Call to Action and the business stuff is on the black and white side. I think setting up a simple website is a great idea -- everyone looks for a business's website these days when they're researching. If you search "Panzera Realty" in the BP Marketplace section, you'll see where I've posted both sides of the postcard lots of times, as an example.

Lastly, we went back and forth between using postcards and letters with handwritten addresses on the front (to encourage people to open the mail). Although we use ours for a different lead-generating purpose (finding sales and property management clients), I found that we had better results with the letters. I bet you will get some good advice from others on how to make your postcard stand out (as a writer, I think a large-type, strong Call to Action on the front goes a long way). Good luck!

@Vitaliy Merkulov, hi...I saw a similar question yesterday and wonder, what is your reasoning for checking social media accounts? We don't do that when we screen applicants and I'm just curious. To answer your question, though, I don't think there is a platform that consolidates all of a person's social media accounts for review...
