I have an out of state motivated landlord who wants to sell his property, but he has an un-paying tenant. Will I even be able to get into the home to estimate its renovations and etc? How do I go about viewing the home?

What was the worth of those condos if you can remember? I recently got a call from an individual about a couple of condos he owns, but i looked them up on zillow & the estimation was 49k & they were also in a very undesirable area. Could they be worth pursuing?

Months 3-4 calls slowed down drastically.  Month 5 they picked back up and I am just now getting into month 6.  @Dev Horn has a great video about the Rule of 7.  Which basically says 85% of your deals come in on mailings 7-8.  '

Best of luck with your mailings.

how many yellow letters do you send out for a month & what is the rate of deals made for that amount of letters being sent out?
