John,

The plan is to help current owner create land trust with themselves as beneficiary, so not to raise any flags or trigger 'due on sale' clause. Everything will be transferred into name of trust. Once that is completed, we will change beneficiary to my LLC. Payments are current on the mortgage, and we will be taking over payments starting with the next payment.

Hello, I live in Texas, but am looking at purchasing a property in Oklahoma.  This deal will be purchased 'subject to' the existing financing.  

Can anyone fill me in on any differences in using a Land Trust to to hold the property in OK versus TX?

Any help would be appreciated!
