I also recently go background/credit checks using Cozy's $35 background/credit check service that uses experian. It looks somewhat comprehensive, however the accounts provided on the credit reports were not as detailed as smart-move reports. They both would likely show any red flags that need to be waived, just the smart move showed more details about the accounts opened and number of ontime payments, open date etc and current and prior addresses associated with their credit... Checkr does the criminal checks for cozy and they just had check-boxes that show "clear" when there was nothing to report for criminal, eviction, terrorist watchlist (very amusing). Cozy does not provide confirmation of prior addresses on credit report, which is disappointing.

Smart-move provides more details in general.

Hello everyone.  I am looking for the best website to run a check on tenants prior to them moving in without spending a lot of $$.  Anyone have any advice?  Thanks

I have a one acre lot that is not selling for what I owe on it although it should be worth just about that amount $25K.  Should I invest more money into it and put a small cabin or tiny home on it then sell to try and gain some profit?  It is in Perry Fl not much there but a nice quite place few minutes from a gulf beach.

Thank you sir.  I definitely understand.  I have had 18 investment properties and have dealt with some unbelievable tenant situations.  I quit sometime ago and took a break, my properties where all spread out and in NY.  They were small I to 5 unit props that always needed help.  LOL I would like to find one large unit to start and slowly obtain a few large units to replace my rat race figure.  If you know of any please point me in the right direction.  Thanks

I make a great living going to a cubical each day of each week, I shouldn't complain!  I have had investment properties in the past and have sold them to take another rat race job in the great state of FL.  I am looking to work myself out of a job by reinvesting into rentals.  This time I would like to figure a way to buy one large property and run it efficiently in order to leave my 9 to 5 behind.

I have just moved to the treasure coast.  I have had many investment properties in NY but not in Florida.  Where is the best bang for the buck to buy rental units in my area?  Thanks
