I am currently assisting someone with the sale of their home. It is in disrepair and would need significant rehab to be marketable but there are no liens and the ARV is $315,000. She has been transferred to a new living situation due to health reasons and can no longer pay both her mortgage and the monthly rent at the new place. A real estate agent in Detroit informed me that the home could not change hands if it was in default. I've never heard of this restriction. Can anyone point me in the direction of the foreclosure laws in Detroit? Or know any investors that might be interested in a flip opportunity?

Wow @Joe Bertolino I am so glad I'm not the only one that sees cookie cutter beige flips in Mid Century Modern homes and dies a little inside. Have you seen the reno on River Oak Way in Carmichael? I was driving for $ and saw that in a pocket of mid century homes. I had to stop and stare for a while!

Hi there @Frank Lienert. Nice to hear of other investors with an interest in Mid Century Modern. There are so many coming up available these days that have never been renovated or updated. East Sac definitely has a different pulse, so I'd love to get the run down on the market in that area. I have a few friends that live in Tahoe park and the architecture is lovely, the lack of HVAC or updated electrical and plumbing... not so much.

@Stewart Guthrie - Very good point, I am currently raising my daughter in Carmichael and the quality of the schools, safety and general upkeep of these areas make them very attractive to good tenants.

Hello BP!

Kirsten from Sacramento, CA here. I've been listening to the BP podcasts and reading various blogs and forums, so I decided it was about time I introduced myself properly.

I am just beginning to take action on a dream I've had for a very long time. I have always loved design, architecture and the idea of making old things beautiful. This love of design took me down a few different paths, to the one I am currently on - graphic designer. However, the urge to invest, flip, wholesale, buy and hold, has been there waiting for its glory day.

I was born and raised in Carmichael, CA so I am very familiar with the nuance and intricacies of this area. I love looking at homes (especially Mid Century Modern homes!) and thinking of ways to refresh them while keeping the bones of the home intact.

I've read most of Rick Villani and Clay Davis' FLIP book, quite a few BP blogs, J Scott's 1-2-3 Flip site - like, the whole thing! and the BP Beginner's Guide. I am currently in Real Estate Principles - the first of 3 courses required to sit for the CalBRE - and excited to add that to my tool box.

I'd love to connect with other investors in the Sacramento area. I'm looking forward to attending some upcoming REIA meet ups and a few others I've found on Meetup.
